How a New Bathroom Remodel can Increase the Value of your Home!
Having a new bathroom remodel done on your home is one of the top home improvements projects you can do when it comes to increasing the value of your home. Think about it for a minute, everyone who lives in your home uses the bathroom an average of three to six times per day, the average cost of materials for a new bathroom remodel is about $3,000.00 depending on the size and quality of materials, this is the most expensive room in the house other than the kitchen, when it comes to remodeling expenses. It also has the value of luxury, like relaxing in your tub or taking a long hot shower! Then there are all the necessities, like doing your makeup, shaving, brushing your teeth, washing your face and hands, looking in the mirror at your beautiful self! ;) and of course.... well you know! What it comes down to, is that we all spend our fair share of time in the bathroom no matter how you look at it, and we all what to be at least comfortable while doing so.
When we are looking at buying a house, we look at a number of things on our must haves list, one of the most common, is not only how many bathrooms does the house have, but also, are the bathrooms old or new, and how must will it cost to remodel it if they are too old?
When selling a house, eliminating the buyers questions, like "How much more will I need to dump into this house if I buy it" can have a big impact on the value of your home. Most buyers want a move into a house that is move in ready, one with a nice new master bathroom remodel, a new custom kitchen, and brazilian hardwood floors throughout. These are the things that sell houses fast and for top dollar!

How to Budget for Your New Bathroom Remodel!
There are a few rules of thumb when it comes to budgeting for your bathroom remodel project.
- Always plan on unexpected costs that can come up after the project is started, like floor lever, warped studs, poor insulation, wiring and plumbing issues that are hidden in the walls. These are all issues that may go unseen when first estimating the cost of your bathroom remodel. Ask your contractor if they have a scope that can see inside the walls before opening them, to avoid some of these expenses. Ask how must additional costs might be for such things like floor leveler and replacing studs or moving ductwork or electrical wires, these costs are usually approximate.
- Measure the square footage (sf) of your tiled areas (hight or length x width = sf) times the cost of your tile per sf. So if you have a tub area that has approx. 75 sf of tile area and your tile is $3.00 per sf, then you can figure on spending about $225.00 for your tub area tile cost. Keep in mind there are other sub-wall materials, setting materials, grout, waist, sealer, deco tiles, boarder tiles, corner shelves and many other variables that can be factored into the equation, and that's just your tub area walls!
- Vanity cabinet(s), sink(s), faucet(s), mirror(s), light fixture(s). These can be some of the most expensive items in your new bathroom remodel, especially the vanity cabinet(s). Of course you can go with the local home improvements center and get in stock vanity cabinetry, that will save you money for sure! But if you want something a little nicer, that is a special order item, always be prepared to spend more. Sinks/tops can also range in price depending on the quality of the material you pick and the size of the top. For instance, a stock, size prefab sink/top combo may be significantly less then the cost of a custom granite counter top with under mount china bowl sink(s).
- Double sinks are always an extra expense in more ways that one, (no pun intended). Not only will you need two sinks and two vanity cabinet or one extra long vanity cabinet, but you will also need two faucets, two light fixtures or one that is extra long, and the same for the mirror(s). But what is more commonly forgotten about is the extra labor involved with installing double everything. The plumbing, electric, sinks faucets, mirrors, light fixtures, all this extra work will just about double the labor cost for the vanity area.
